What is Springleaf Central Residences?

Springleaf Central Residences is the working name used on this site for the Upper Thomson Road (Parcel A) Government Land Sale plot in District 26, awarded to Wee Hur Property Pte Ltd and GSC Holdings Pte Ltd on 31 October 2025. It is expected to yield about 596 units (est.) from one- to five-bedroom, integrated with Springleaf MRT (TE4).

Is Springleaf Central Residences the official project name?

No. The developer has not released an official project name as at August 2026, and the name is expected closer to the preview. Until then the site is properly referred to by its address, Upper Thomson Road (Parcel A). We publish the official name here the day it is announced.

Where is Upper Thomson Road (Parcel A) located?

In the Springleaf precinct along Upper Thomson Road, District 26, within the Mandai / Upper Thomson planning area. It sits directly beside Springleaf MRT (TE4) on the Thomson-East Coast Line and next to Parcel B, the site of Springleaf Residence.

Who is the developer of Springleaf Central Residences?

A joint venture between Wee Hur Property Pte Ltd, the development arm of SGX-listed Wee Hur Holdings, and GSC Holdings Pte Ltd, which is Wee Hur's own controlling shareholder. They bid S$613.9 million, about S$1,062 psf ppr, topping a five-bidder tender in October 2025.

What is the expected price of Springleaf Central Residences?

Analyst projections estimate roughly S$2,300–2,400 psf (est.), with one-bedroom entry from about S$1.01M (est.) and three-bedroom units around S$2.05–2.50M (est.). ERA Research has publicly indicated the site could launch at an average of at least S$2,300 psf. No official price list has been released as at August 2026.

When is the Springleaf Central Residences launch date?

Wee Hur has guided a sales launch in the first half of 2027 (est.), with construction completion targeted for the first half of 2031 (est.). These are the developer's own commentary rather than a URA sale-licence date, so treat them as directional. Register to be notified the day a confirmed preview date is announced.

How does Springleaf Central Residences compare with Springleaf Residence?

Springleaf Residence sits on the adjacent Parcel B, launched in August 2025 at about S$2,175 psf and sold 92% of its 941 units in the launch weekend, with TOP targeted for the second half of 2029. Parcel A is the later, better-connected plot on more expensive land; Parcel B is the completed-sooner option with an established resale record.

What is the tenure of Springleaf Central Residences?

99-year leasehold, running from the land award date of 31 October 2025. This is standard for a Government Land Sale site and matches the tenure of the neighbouring Springleaf and Lentor launches.

Are there primary schools within 1km of Springleaf Central Residences?

No. ERA Research's October 2025 site analysis found no primary school within the 1km priority-admission radius, and none appears within 2km on our internal dataset. Phase 2C distance is measured from your registered home address — verify with MOE SchoolFinder. If school proximity is decisive, Lentor Gardens Residences one stop away is the more honest option.

How much ABSD will I pay for a unit at Springleaf Central Residences?

As at August 2026: Singapore Citizens pay 0% on a first residential property and 20% on a second; PRs pay 5% on a first and 30% on a second; foreigners pay 60%; entities 65%. Rates have changed several times in the past decade — verify current rates at IRAS before committing.

Can foreigners buy at Springleaf Central Residences?

Yes. Private condominium units in Singapore may be bought by foreigners without prior approval, subject to 60% ABSD as at August 2026 (verify at IRAS). Note that the observed buyer mix at neighbouring Springleaf Residence was overwhelmingly local — 94.1% Singapore Citizens and 5.5% PRs, per EdgeProp Singapore.

How does the progressive payment scheme work for this project?

As a building-under-construction purchase, payment follows the standard Housing Developers' Rules schedule: 5% booking fee, 15% plus buyer's stamp duty on exercising the sale and purchase agreement within about three weeks, then staged disbursements as construction milestones are reached, 25% at TOP and 15% at CSC. Exact dates follow the developer's build programme.

What are the Seller's Stamp Duty rules if I sell early?

For residential properties purchased on or after 4 July 2025, Seller's Stamp Duty applies for four years at 16%, 12%, 8% and 4% in years one to four. This launch falls after that cutoff. The four years run from the purchase date, not from TOP — verify the schedule in force at the time of any sale.

Is this the official Springleaf Central Residences website?
